What is the Mortgage Calculator?
The principal-and-interest part uses the standard formula M = P × r ÷ (1 − (1 + r)^−n), with the monthly rate r and n monthly payments. Property tax, insurance and HOA fees are added on top, because lenders usually collect them in the same monthly payment.
With less than 20 % down, most conventional US loans add private mortgage insurance (PMI). The calculator charges PMI until the balance reaches 80 % of the home price and shows how many months that takes. Extra principal payments shorten the loan and cut total interest.
Frequently asked questions
How much of my payment is interest?
Early on, most of it. In a 30-year loan at 6.5 %, about 85 % of the first payment is interest; the share falls every month as the balance shrinks. The amortization table shows the split year by year.
Are the tax and insurance figures exact?
No — they are estimates you can change. Use your county’s property tax rate and a real insurance quote for an accurate figure.
